			<content:encoded><![CDATA[<p>You know that old saying “Behind every great man is a woman”, well behind every great Leader is a Great Staff!   Leadership is a born trait, but implementing a Leaders vision is a learned trait.  Those who have learned to work with the strong and dynamic egos of their leaders are the reason for the success of any mission.  They are the unsung heroes, wearing the scars and fatigue of battle only to acquiesce the accolades to the Leader.<span id="more-369"></span></p>
<p>Associations are like governments, the first time leaders and committee members come in to reinvent the wheel, charged with enthusiasm and fresh new ideas that have been tried in the past, but only to have a new and improved wrapper on the same old stale idea.  Staff always recognizes that old musty smell, and before it permeates the room, they somehow gracefully remove it without the guests taking their first whiff.</p>
<p>Leaders are like seagulls; they fly in, drop their rhetoric and fly out.   Staff, always without fail, clean up the mess, smiles at the intrusions, and then move on to the next task.  Some seagulls are messier than others, but in the end, it’s the quality not the quantity that keeps the association moving forward.</p>
<p>There is an old saying….”You can’t get fired from a volunteer job” …but you will do all of your own work if you don’t appreciate the support team that will make you look good….or in their case…make you look bad.  You are only as important as you think you are.  Here’ a clue….Take care of those who take care of you.</p>
<p>We can fully expect 2012 will be as challenging as the last few years.  Our industry is saddled with uncertainty, our economy is still fragile.  The decisions we make today will affect the outcome of our future.  The decisions we will make in 2012 should help our predecessors make their strategic plans banking on the foundation we laid in our tenure.  We should never leave a mess for our predecessors to clean up, taking away their ability to build upon the previous successes.</p>
<p>The staff at SAR represent all of the membership….not just the leadership.  When you need help from one of these professionals, tell them how much you appreciate them…..because it isn’t the Leadership that does the work…it’s the staff that implements the ideas.   The “Vision” is only as good as the implementation.   The great staff working at SAR is the Unsung Hero.</p>

			<content:encoded><![CDATA[<p>There is an old saying,  <em>“you can’t get fired from a volunteer job!”  </em>but you can be denied the privilege to do it.   When researching for some pithy way of presenting how  performing Community Service is for the committed, I ran into an article that brings a whole new meaning to the word “<em>committed</em>”.<span id="more-368"></span></p>
<p>In the Sunday Times, a Scottish newspaper, the headlines read “  Community Service “<strong>too hard</strong>” for felons”.  As reported <em>“Judges are refusing to impose community service orders as they consider them too tough for offenders, a study shows.</em></p>
<p><em>Judges and sheriffs said they were more likely to send criminals to jail because they do not believe most can stand the rigours of daily manual labour”.</em></p>
<p>I was thinking about community service and how it was an honorable activity performed by volunteers to help the unfortunate and the needy.  It takes a special person or group of persons to give of themselves to help others for the betterment of our society.</p>
<p>Then I got to thinking&#8230;if this is a good thing, and it is&#8230;..why would a court sentence someone to community service as a penalty for their crime.  Community Service  is rewarding work and makes you feel good about yourself.  Is that what we want criminals to do?  Do we want them to be happy for their wrong doings?</p>
<p>So&#8230;.while thinking along these lines&#8230;I ran upon the article about community service being too hard on the felons.  Ironic as it may seem, the true meaning of community service became apparent to me.</p>
<p>The giving of oneself for others when one could be doing something fun, or spending time with family, or just lazing around the house takes on “special commitment”.  It relies on individuals who always consider others before they think of themselves.  Individuals who would rather give than take,  are the essence of what this country was built on.</p>
<p>&nbsp;</p>
<p>There are many ways to give back to your community, but demanding or forcing people to give,  diminishes the very essence of the spirit of giving back.  I guess the judges got it right&#8230;..Community Service is a privilege earned for those who appreciate others in need&#8230;not for those who violate our freedoms.</p>
<p>&nbsp;</p>
<p>The next time you feel the need to help&#8230;remember&#8230;it is not for the faint of heart!</p>

<p>The essence of the real estate business is the ability to socially interact and network within the community.  As long as there has been the industry of selling real estate, it has been the relationship building that fueled the next listing or buyer’s representative.  <span id="more-367"></span></p>
<p>&nbsp;</p>
<p>“Networking” required membership in the Chamber, the Rotary Club, Business Associations, the PTA and any other organization that got your name in front of the public.  It was as time consuming as the time required to run your real estate business.</p>
<p>&nbsp;</p>
<p>Marketing your business required erecting as many signs in the community as possible to expose your name and phone number, hoping that the phone would ring.   Advertising in the newspaper and magazines was expensive but necessary if you were going to have any chance to get the edge on your competition.</p>
<p>&nbsp;</p>
<p>Then one day, the technology of computers, cell phones and the internet began to change the way information was communicated.  Information was more accessible to the agent and the buyer.  We entered into the age of the information highway and everyone wanted to get into the fast lane. The public began to be exposed to the information that only agents had exclusive rights to.</p>
<p>&nbsp;</p>
<p>This new technology is changing so rapidly that unless you are exposed to it every day, it will pass you by like a runaway train.   Just when you think you have mastered the latest and greatest, they come out with something faster and more incredible.   You either adapt or you will be left behind.</p>
<p>&nbsp;</p>
<p>The millennial generation has embraced <strong><em>Facebook</em></strong>, <strong><em>Twitter, and Youtube</em></strong> as their “Social Networking” tools.  It is instant information and immediate gratification from a response.  It has revolutionized global friendships and moved nations.  It brings families closer and reunited old friendships.   It is the new venue to spread the word that “you” are the “one” that is best for what “they” need.  Why?   All of your friends are now globally linked to you for the first time.</p>
<p>&nbsp;</p>
<p>Buyers are very sophisticated and well informed.  They use the new technology to their advantage and demand more of their agents for less.  Online shopping is decimating the classic department store.  Unless we as an industry embrace the new technology and use it to our advantage, we will have to face the fact that we will be sitting by the phone waiting for buyers to see our signs and hope someone will call.</p>

			<content:encoded><![CDATA[<p>Did you ever hear the saying <strong>“<em>All ships rise on a rising tide</em>”</strong>?  Well guess what?  All ships get beached if the tide goes out and you haven’t made plans to move to deeper water.  The decision to move to deeper water doesn’t come from instinct.  Instinct may tell you that moving to deeper water could cause you to drown.  It’s the education and experience that tells you that if you don’t move to deeper water, you will be mired in the sand.<span id="more-366"></span></p>
<p>Mired in the sand!  Isn’t that where the Commercial Real Estate market is now?  If you listen to the “Media” or the “Nay Sayers”,  you might just batten down the hatches and wait for the tide to roll in…..or <span style="text-decoration: underline;">you</span> could do something about it.</p>
<p>So let me introduce to you some tools that will help you navigate your way to success.</p>
<p>Now that our economy has dodged the second great depression, we all can appreciate the few dollars we have left in our pockets…..but what exactly does a dollar buy?</p>
<p>For one dollar, you can get a 1/3 of a Tall Latte at Starbucks,  a 1/3 of a gallon of gas, a cheeseburger at McDonalds, a bottle of water, or some air for your tires.  Pretty sad when you think about the value of those things and what little satisfaction you get out of them.</p>
<p>Now let’s talk about what you can get for a dollar when you become a member of CID.</p>

<p>So the next time you have a dollar in your pocket, take it out and invest it in yourself.  You will appreciate the knowledge and experience to navigate your career into safer waters.</p>

			<content:encoded><![CDATA[<p>We are about to venture into a new year, putting on a happy face and being optimistic about the economy turning around.  New faces and new ideas will soon blossom in the SAR as in our community.  It’s a fresh start and a new year.  <em>So what inspiring words can I give my readers for 2011?<span id="more-365"></span></em></p>
<p>Having difficulty coming up with a topic for the January issue that would inspire, educate or humor the reader, I decided to take a break and cleanse my thoughts.  To do that, I decided to take a drive.</p>
<p>At the time of this writing, I was up at our family home in the foothills of the Blue Ridge Mountains.  We had stopped by the house on our way back from a memorial service for a beloved Aunt who was a Titan of business in a time when women had only just won the right to vote.</p>
<p>The house is about 10 miles out of town, so any venture out to the store or to get gas is a road trip.  The car was in dire need of a wash and the town center had a gas station/grocery/car wash facility all in one.  The car wash was an automated -stay -in -your -car drive through type.  After paying for the wash, a garage door opens up&#8230;.you drive in and the door shuts behind you.   While in this enclosed washer contraption, the program starts and your car get the whole treatment.  When the cycle is done&#8230;.the other door opens so that you can exit.   That was the intended plan&#8230;&#8230;</p>
<p>I waited for the exit door to open&#8230; <em>but it didn’t</em>.   I’m now captive by a robotic carwash.  Fortunately there is an emergency telephone number posted on the wall.  I dial the number and explain to the person who answers the phone that I am stuck in the car wash.   Shortly thereafter, a technician shows up.  Unfortunately, the technician has no clue what to do is not having any luck getting the doors to open.   So again&#8230;I wait for a solution to the problem.</p>
<p>During my confinement, I had time to reflect on my topic for the New Year.  I was inspired by the dilemma I was in.  I accomplished my goal of getting the car washed, but I was at the mercy of the system to exit the deal.   It made me think about how real estate transactions are similar to my predicament.   I did everything I was supposed to do&#8230;but I had to rely on others doing their jobs to complete the transaction.</p>

<p>Although my parents are very healthy, they occasionally get sick.  I often run to the store, pick up dinner, take them to the doctor and pick up prescriptions.  It was picking up the prescriptions that generated the theme for this essay.</p>
<p>The other day, my mother asked me to pick-up her prescriptions if it wasn’t out of my way.  She told me that it was at the CVS and would be ready after 5:00pm. Simple enough, as I was already on my way home from the office and I was somewhat familiar with the location of that particular drug store.</p>
<p>Most drug stores are strategically located at major intersections to be convenient.  So I pull into the location, knowing it is was drug store and preceded to the drive thru lane. The drive thru had numerous cars waiting allowing me to make some necessary return phone calls while I waited.  As I crept to the window, I realized that getting prescriptions is as easy as getting a check cashed or a Big Mac and fries.</p>
<p>After many minutes of waiting, I finally made it to the “Teller” window and requested my mother’s order to pick up.  After numerous inquiries from the clerk who couldn’t find the prescription, I informed the clerk that my mother specifically told me that she called it in to this particular CVS.   The clerk graciously thanked me for visiting “WALGREENS” and guided me to the opposite corner of the intersection, cautioning me not to confuse it with the ECKERD’S on the other corner.</p>
<p>What happened to all the banks on every corner?   Banks have disappeared and now are in gas stations, bars and grocery stores.   Drug stores have now replaced banks and gas stations.  Drug stores are in grocery stores and department stores and on every corner.  Drug store leases are now a popular investment in the commercial real estate market and can be a great source of stable income for the investor.</p>
<p>So, when you hear on the evening news that drugs are being sold on every corner, just drive around Sarasota and you will see what they are talking about.  Yes&#8230;WE HAVE A PRESCRIPTION DRUG PROBLEM IN SARASOTA&#8230;.and the investment community is embracing it and making lots of money off of it.</p>

<p>On March 16<sup>th</sup>, there is a referendum ballot for extending the 1 mil school tax that we are being asked to vote on.  Depending on the stage of life you’re in, may determine how you feel about funding our schools.  If your kids are grown and have left the nest, school funding may not get you as excited as it did when the little rug rats were wrecking the house, but take away Medicare…”<em>Now you just wait one minute young man!”<span id="more-361"></span></em></p>
<p>There are groups in our community that believe that we have done enough for our educational system. Throwing more money at the problem is not the solution….except of course if you are speaking about saving Medicare.  “<em>Cut Medicare……Are you nuts?   Why would you even think of doing that?”</em></p>
<p>When the opponents of the school tax referendum talk about how much we spend per child as compared to other counties, they fail to include in their argument that Florida has one of the lowest per-pupil funding , as quoted in an article written  in the <strong><em>St Pete Times, January 7, 2009;</em></strong></p>
<p>“<strong><em>Education Week’</em></strong><strong> ………….Florida has one of the worst graduation rates in the country and among the lowest rates of per-pupil funding. It also clangs off a perception, ingrained in the collective psyche of Floridians , that their schools are lame.”</strong></p>
<p>The presumption that cutting funding for education will promote higher test scores and graduation rates is statistically flawed. The fact that Florida is ranked 41<sup>th</sup> out 50 states per-pupil funding should be a wake-up call for all us in the real estate business. If we don’t improve our educational system, our appeal as a community will diminish.  Families, businesses, and the elderly value the benefits of a community that puts the education of its citizens first.  When a piece of the puzzle is missing, then the picture of our community is incomplete.</p>
<p>As residential and commercial real estate professionals, it is our mission to sell community as much as selling property.  It‘s easy to walk the line and not take a stand, but paying for educating our children today will provide for a better future for all of us tomorrow.  If we don’t perpetuate a society of talented, healthy and educated young people, we won’t have anyone to fund what we’ll all need one day….Medicare!</p>
